After years of being known by guests as Frio Springs Lodges, this property has been recently reopened under the new name, The Springs Lodging in Leakey.
The Springs is truly a beautiful oasis to be enjoyed by our guests year round, no matter the season. With a private swimming hole, acres of lush land, swimming pool, and a community fire pit, The Springs offers plenty of space for guests to retreat from their daily routines.
Most locals would agree this property is Leakey’s prize jewel, a ten acre private retreat with great frontage of Leakey Springs. At The Springs, we are dedicating our business practices to sustainable solutions and alternatives that further promote community and environmental wellbeing. You will find eco-friendly products such as our natural and nontoxic toiletries in reusable bottles that are found in each cabin as well as t-shirts we have for sale made out of the environmentally friendly bamboo! We are always seeking to become more environmentally friendly, as we feel called to do our part to protect the beautiful Texas hill country and beyond.
The Springs Lodging in Leakey consists of eight two-bedroom cabins, a cozy one-bedroom cabin, the Ranch House, the Road House, and the Lodge. Majority of the cabins overlook the springs from a cliff and are closest to the south end of the property’s private swimming hole. Guests can also stay at the property’s Road House, a three bedroom home with a loft, which is a rustic retreat located just across the street from the entrance to The Springs. For large groups, like birthdays, anniversaries, wedding and family reunions, corporate retreats, or health and wellness retreats, guests can rent out the Lodge. The Lodge is set up for hosting large parties with its semi-commercial kitchen, sizable great room for dining and lounging, along with four bedrooms. Guests at the Lodge can also enjoy the outdoor patio, with space for musical entertainment. All guests are provided with full access to the property, as well as free internet and satellite tv.
As guests walk down from the cabins and houses to the springs, they are encouraged to wade around in the beautiful cliff waterfall. Once at the springs, there is a stone dam you can walk over, as well as a wooden bridge connecting guests to the back side of the property. There are stone steps that lead directly into the springs and a stone bench next to the steps for those just wanting to dip their feet in the refreshing water.
Relax in one of the wooden loungers on the bank of the springs, or enjoy a picnic at the tables under the giant Cypress and Oak trees, many of which date back hundreds of years, when this land was prized by the indigenous tribes living in the region. There are also large Mexican blankets made out of recycled material for sale in the front office if guests want to spread out in any area of their choosing!
In the evening guests are encouraged to stargaze around the community fire pit located in the center of the property, where they can connect with their friends and family and meet other guests who are enjoying the same time and space.
The Springs is at the heart of the Hill Country. Drive five minutes south of Leakey to Happy Hollow and be among the hundreds of folks who come to float the Frio River every weekend from spring through fall. Or drive just another five minutes south to hike or float through Garner Park or enjoy their nightly dances, or experience a summer concert at House Pasture.

Nick Fox, the new owner, has collaborated with his family and creative team to re-vision this turn of the century lodging business with a bit of a cosmic-cowboy twist. The Springs is truly a beautiful oasis to be enjoyed by our guests year round, no matter the season. With a private swimming hole, acres of lush land, swimming pool, and a community fire pit, The Springs offers plenty of space for guests to retreat from their daily routines.
The Foxes are dedicated to being good stewards of the land. Most locals would agree this property is Leakey’s prize jewel, a ten acre private retreat with great frontage of Leakey Springs. The Foxes goal is to make your stay at The Springs as enjoyable as possible. They know that this starts with exceptional cleanliness, comfort and service. All properties are thoroughly cleaned after each checkout, including steam sprayed, and all rentals have been fitted with new coaches, TVs, linens, bedding and towels, and even new pillows!
Nick believes the most special and real experience is coming back to The Springs to enjoy the peace and beauty of their private park down by the cool and refreshing springs, where you instantly feel connected and one with this natural oasis. Nick likes to remind folks how the springs always stay a good ten degrees cooler than the Frio, where he has his house, as well as the fact that no one has ever seen it run dry, unlike the Frio which has seen a dry spell or two as told by locals. The Foxes favorite time to enjoy the springs is after the sun has set beyond the cliffs, which they affectionately call “golden hour” due to the golden light illuminating the trees as they reflect up from the water. If you hang out long enough you will see the moon rise over and shine down through the tree canopy.
When it comes to service, the Foxes couldn’t be more pleased with their exceptional staff, led by property manager Susan Roberts. Susie is usually in the office, lives on site, and is committed to making your stay the best it can be. Be ready as she will likely talk you into booking your next reservation before you even leave! Of course guests are always encouraged to leave requests or suggestions for making their stay even more enjoyable, and Nick loves to hear directly from guests and can be found often enjoying making the rounds talking with guests..
